What sun and sprinklers do to bare driveways

Gilroy gets long, dry, sunny summers, and the sun is hard on bare concrete. Over time the surface weathers, the cream wears off and the stone underneath starts to show. Add oil drips from cars, rust stains from sprinklers and hard water, and leaf stains from street trees, and a once-clean driveway starts to look tired. Winter rain then carries dirt and mud into the pores.

A driveway coating seals the surface. Oil sits on top so it can be wiped up. Sprinkler water beads instead of soaking in. The finish protects the slab from sun and gives your home a cleaner look from the street.

Why we do not use epoxy outside

Standard epoxy is great indoors, but it yellows and breaks down in direct sun. On driveways we use polyaspartic and polyurea systems made for UV exposure. They stay color-true and flexible through the big swing between cool mornings and hot afternoons.

Finishes for driveways

  • Full flake. Base coat, dense flake and a textured clear topcoat. The most durable and the best at hiding dirt.
  • Solid color. A tinted coat with grit, good for refreshing a plain drive.
  • Clear seal. For newer driveways you like as they are. See concrete sealing.

Every exterior finish includes anti-slip grit. A smooth, glossy driveway is a hazard when sprinklers run or the first winter rain hits.

Older homes and wider newer drives

Ranch homes from the 1960s and 70s in the established neighborhoods often have driveways with cracks, settled sections and years of oil. We grind, fill cracks and level small lips before coating. Newer homes on the west side have wider drives that are in good shape but have never been sealed, and coating them early keeps them looking new for years.

Many Gilroy driveways also have a walkway to the front door, a side yard pad for a trailer or RV, or a path to the backyard. We can coat all of it in one visit so it matches.

Start to finish

  1. Walk-through. We check cracks, settling and drainage, measure and give you a written price.
  2. Prep. Diamond grinding opens the surface and removes stains and old sealer.
  3. Repairs. Cracks and pits are filled and ground smooth.
  4. Coating. Base, flake if chosen and the textured topcoat, usually in a day.
  5. Cure. Foot traffic that evening, cars after a day or two depending on temperature.

Colors that look right

Colors look different outdoors than on a sample card. In full sun, very light finishes show tire marks, and very dark ones get hot under bare feet. Most Gilroy homeowners go with tans and browns that match stucco and tile roofs, or mid-grays that suit newer homes with white trim. We put large samples on your driveway so you can see them in your own light.

Timing

Most of the year works well here. In summer we start early to beat the afternoon heat, which speeds up how fast the material sets. In the rainy months the slab has to be dry, so we watch the forecast and move dates if needed rather than rushing.

Driveway questions

Will it get hot under bare feet?

Lighter colors stay cooler. Darker ones can get warm in full sun, like any dark surface.

Can you fix cracks first?

Yes, crack repair is part of prep. Moving cracks may show a faint line.

How long does it last?

With normal use, many years. A fresh topcoat can extend it further.

Curb appeal and resale

A stained, weathered driveway makes even a well-kept house look tired, and it is one of the first things buyers see in listing photos. A clean, sealed drive in a color that suits the home is a fast way to lift curb appeal. Many of our customers have the driveway coated before listing, or after buying a home that needed a refresh. It costs far less than tearing out and repouring a slab that is still structurally sound.

If your home is in an area with an HOA, check whether they have rules about driveway colors. Most allow natural tones. We are happy to bring samples you can share with the board.
