Peeling and flaking gray garage floor paint on an older garage slab in Gilroy, CA

Why coatings fail

Almost every failed floor we see in Gilroy falls into one of these groups:

  • No grinding. A coating rolled onto smooth or dirty concrete with only an acid wash. It never had a real bond.
  • Hot tire pickup. Thin coatings soften under hot summer tires and lift in patches.
  • Moisture from below. Clay soil and winter rain push water up through slabs with no vapor barrier, causing bubbles and white powder under the coating.
  • Sun damage. Epoxy left open to daily sun without a UV topcoat yellows, chalks and wears faster.
  • Impact. Dropped tools, floor jacks and heavy equipment chip the surface.

The fix depends on the cause. That is why we start by finding out what went wrong.

Spot repair or full redo?

If a floor is mostly well bonded with a few chips or gouges from impact, we can usually repair those spots. We cut out the damaged area, grind the edges, fill it and recoat. Then we often add a fresh topcoat across the whole floor so the repair blends in.

If the coating is peeling across large areas, the bond has failed, and patching just chases the problem. In that case the honest answer is to grind the old coating off and start fresh. We test the bond in several places during the visit so you can see it for yourself.

Fixing moisture problems

If bubbles or white powder under the coating come from moisture, the new floor needs a different primer. We test the slab, remove the failed coating, and use a moisture-mitigating epoxy primer before the new system goes on. We also look at outside causes. Sprinklers aimed at the garage wall, downspouts that empty next to the slab or soil sloped toward the house can all add water. Simple drainage changes help the new floor last.

Faded and yellowed floors

A floor that has turned amber in the sun but is still well bonded does not always need to come up. We can lightly sand it, clean it and add a UV-stable polyaspartic topcoat. That restores the color and protects it from more sun. Learn more about polyaspartic coatings.

Repairing concrete under the coating

Sometimes the damage is in the concrete itself: spalled edges near the garage door, cracks that have opened up from soil movement, or settled sections. We repair the concrete with fast-setting materials before recoating. Cracks that keep moving may show a faint line after the repair, and we will explain which ones those are.

Old kits from the hardware store

Many of our repair calls are from DIY kits. There is no shame in that. The kits look easy and the box shows a perfect floor. But the thin, water-based products cannot stand up to Gilroy summers. The good news is that a professional system goes on easily once the kit is ground off.

Repair questions

Can you match my existing color?

For solid colors, usually close. For flake floors, we try to match the blend, and a fresh topcoat helps everything blend.

Will the repair last?

If the rest of the floor is well bonded, yes. If not, we will recommend a full redo.

Do you repair floors other companies installed?

Yes, all the time.

Repairs for shops and businesses

Commercial floors wear in patterns: forklift paths, dock edges, the spot in front of a workbench where tools fall. We can repair those zones without redoing the whole floor, and we can work after hours so you stay open. If your floor needs a more lasting fix, we will recommend a stronger system for the high-wear areas, like a thicker build or a quartz broadcast, so you are not calling us again in a year.

We also repair joints that have chipped and spalled. Filling them with a semi-rigid joint filler protects the edges and makes rolling carts and pallet jacks much smoother.
